Grand Entry:  Grand Portico

Melmar's Entry features bluestone steps faced with mica schist stone leading to a covered ~550 square foot mahogany portico supported by 4 massive fluted Greek Ionic columns which were relocated from the Joseph Wharton mansion

  • Front and rear foyers are accessed from the front and rear main porticos that both lead to the Reception room. 

  • Ring video doorbells & motion activated Ring flood lights are installed at both the front & rear entry doors enhancing security by enabling the homeowner to view and communicate with visitors from anywhere in the world using their mobile phone.

  • Additionally, the front entry door can be unlocked or locked via mobile phone from anywhere in the world using the August smart lock keyless entry system that has been added to this door (as well as the side entrance door from the Courtyard).  

Grand Entry:  The Reception Hall

The Reception Room features a 12-bulb vintage Crystal Chandelier which was purchased and installed by the original owners, J. Bertram Lippincott and Anna Wharton Lippincott when "Melmar" was originally built in 1910​

The 1975 Herschede Hernando DeSoto Model 112 9 Tube Grandfather Clock in the Reception Room was a generous gift from the former Director of Surgery at both Lower Bucks Hospital and St. Mary’s Hospital, Dr Augusto Adrid (1930-2025) and his wife Mrs. Billie Adrid to Melmar's current owners Rod & Cathy Nadal.  The Adrid's were close friends of Rod's parents, Dr Ramon (1936-1997) and Karen Nadal. Below is the description of the clock from the manufacturer:​

The Modern South Wing

2018 South Wing Teardown Renovation

  • The original ~2000sf South Wing of Melmar historically housed two kitchens, a breakfast area, an office, and a powder room on the 1st floor, with six servant bedrooms (for a total of 17 bedrooms in the original house) on the 2nd floor accessed by private rear stairs. â€‹

  • A major renovation was completed in 2018 which entailed complete demolition/teardown of the South Wing down to the foundation and then rebuilding the South Wing with modern materials but capped with the original roof structure to retain the historical exterior look that matches the rest of the house. ​

  • A large portion of the 2nd floor was converted to open space to create 18 ft ceilings for the main living areas on the 1st floor that now houses the main gourmet kitchen, a breakfast area, and a Great Room.  The 1st floor of the South Wing also now includes a butler kitchen, a large utility room, a walk-in pantry, and a new extra-large full bathroom with its own direct access to the Rear Grounds and the Courtyard.  

  • The 2nd floor now includes a loft housing a home gym that overlooks the 1st floor with a view out the glass window wall at the rear of the South Wing, and a large laundry room that accommodates two washers, two dryers, and a laundry tub.​​

  • The new wing features a large window wall with a six panel NanaWall Folding Glass Door System topped with three 7ft x 6ft NanaWall picture windows with automated roller shades.  Two additional 10ft x 4ft NanaWall picture windows are on the wall adjacent to the window wall.

  • Additional natural light is provided by three new fiberglass clear full lite "blinds in glass" exterior doors each with deadbolt locks including one with a wi-fi controlled August smart lock deadbolt, one with a Schlage keyless electronic keypad deadbolt, and one with a Schrage keyed deadbolt.  All South Wing exterior doors use Schlage aged bronze hardware.

  • Interior doors include three new frosted glass panel doors with one etched with "Pantry" in the frosted glass, one new solid one panel door, and one original six panel solid wood door with a keyed deadbolt.  All South Wing interior doors use Schlage aged bronze​ hardware. 

  • A HighTech electronic pet door in installed next to the exterior door.

  • The new wing includes twenty-three recessed ceiling can lights, seven light fixtures, full perimeter "behind molding" ceiling LED accent lighting, as well as undercabinet lighting.

  • Cooling is provided by an LG Ductless Mini Split Heat Pump Air Conditioner system with two LG Ductless wall units.​

  • Heat is provided by a custom in floor hydronic radiant heat system, with supplemental heat provided as necessary by the LG Split Inverter/Heat Pumps, as well as the wall mounted electric insert heater fireplace.​​

  • ​The first level features porcelain floor tile throughout, while the home gym and laundry room on the second level utilize interlocking rubber impact gym flooring

South Wing 1F:  Gourmet Kitchen

The Main Gourmet Kitchen was completely remodeled in 2018 during the South Wing project and features all brand-new materials and appliances. The Kitchen features premium Elmwood custom inset frame single bead cabinets, and hand-crafted, solid hardwood, hand-sanded dovetailed drawers with CLIP top BLUMOTION "soft-close" hinge and drawer hardware including cabinets, in-cabinet trash & recycle bins, and a pull out accessory cabinets on either side of the oven.  The base cabinets are topped with 80 sq ft of leathered granite counter-top, and the porcelain floor tile is heated with an in floor hydronic radiant heat system.

The Main Gourmet Kitchen provides ample storage for food & beverages, dishes, cutlery, glasses, and other kitchen items and includes:

​​Plenty of space is available for food preparation including 80 sq ft of textured/leathered granite countertop, and a premium Elmwood custom inset frame single bead cabinet topped with a custom Grothouse 2-1/2" Butcher Block countertop.  Preparation and cleanup are centered around the Kohler stainless-steel undermount kitchen sink featuring three graduated ledges in the basin, to support the bamboo cutting board, multipurpose grated racks (two), colander, and wash bin.  Cleanup is made easier with a Kohler kitchen sink faucet with two-function spray head, a Fischer & Paykel Double DishDrawer™ Stainless Steel dishwasher, a 3/4hp In-Sink-Erator garbage disposal and in-cabinet trash & recycle bins

South Wing 1F:  Cooking

Cooking is handled by top-of-the-line new appliances:

  • The Great Room features a large window wall with a six panel NanaWall Folding Glass Door System​ that provides an 18 ft unobstructed opening from the Great Room to the outside deck that is topped with three 7ft x 6ft NanaWall picture windows equipped with automated remote controlled roller shades 

  • Two additional 10ft x 4ft picture windows on the adjacent wall supplementing the flood of natural light into the room

  • Stone veneer wall backing TV & fireplace matches the stone on the oven backsplash

    • 85" wall mounted TV with separate surround sound & subwoofer & LED backlighting

    • 60" wall mounted electric heater fireplace with color flame & remote control

  • 18' ceiling with six recessed lights and perimeter accent lighting hidden behind ceiling molding

South Wing 1F:  Great Room Deck

  • A fully opening six door NanaWall system provides an 18 ft unobstructed opening from the Great Room to a 50-yr warranty Trex Transcend deck with glass paneled weather resistant aluminum railings that maximize visibility to the rest of Club Melmar

  • ​A custom premium Trex Transcend Composite​ staircase with mica schist facing are flanked by four Greek Ionic columns topped with pier lanterns fitted with smart color changing LED bulbs

  • Weatherproof LP SmartSide siding fitted to the deck perimeter as skirting with waterproof sheeting between the Trex boards and foundation creates a large weather protected storage area underneath the deck which can be accessed by 2 sliding barn doors, one on each side of the deck

  • Lighting and security are provided by 2 sets of floodlights, one being a Ring Floodlight Cam with motion-activated LED floodlights, a built-in security siren 1080p HD video with color night vision that illuminates and sends announcements to mobile phones and other smart devices whenever motion is detected, and lets you see, hear and speak to people on camera.

  • Ambiance is enhanced by smart color changing LED lighting including 4 pier lights as well as light strips integrated in the deck railings

South Wing 2F:  Home Gym & Loft

A spacious home gym currently occupies a loft that overlooks the 1st floor with a view out the large glass window wall.  The gym features interlocking rubber impact flooring, a multi station weight machine, two treadmills, two stair steppers, an exercise bike, a "body opponent bag", a power rack / squat stand, a yoga area, and a smart TV on an adjustable wall mount

South Wing 1F:  Great Room Bathroom

The South Wing includes a large full bathroom that is accessed from the Great Room through a framed frosted glass door with aged bronze Schlage Accent lever hardware, and features a porcelain tiled zero threshold shower with a 48 in linear drain, built in shelves, and a Delta TempAssure shower system with two shower heads including a 10" rain shower head and a 3-function hand sprayer on a height adjustable slide bar.  Custom ​Medallion tongue and groove solid hardwood cabinets and drawers with soft close hardware are topped with a granite countertop, a Kohler Memoirs undermount sink with a Delta Cassidy faucet, and a large, framed vanity mirror.  A half wall provides added privacy for the Kohler Memoirs toilet.  porcelain tile shower walls match the porcelain tile floors which are heated by a custom in floor hydronic radiant heat system.  A new clear full lite "blinds in glass" exterior door​ with an aged bronze Schlage Camelot "keyless entry" keypad deadbolt opens to a custom premium Trex Transcend Composite​ stairway which lead to the Courtyard and the Rear Grounds.  Security is enhanced with a smart LED exterior light fixture and a smart Ring video doorbell which can be accessed via mobile phone and Alexa.

The Modern Servant Wing

The Servant Wing is accessed on the ground level from the Courtyard via a covered porch then through a new clear full lite "blinds in glass" exterior door with an August smart lock deadbolt which provides "remote keyless entry" via mobile phone.  Security is further enhanced by a smart LED light fixture and a smart Ring video doorbell which can also be accessed via mobile phone and Alexa.  A Mud Room can be accessed from the Courtyard, the Utility Room, the Back Stairs and the Basement, and contains a coat/boot storage area as well as the Maid Supply Closet.

The 2nd level of the Servant Wing originally housed 6 servant bedrooms (for a total of 17 bedrooms in the original house) which during the major 2018 renovation were converted into a Home Gym, a Laundry room & Open Space creating the 18 ft ceilings in the Great Room below 

Servant Wing:  Butler Kitchen

A Butler Kitchen is located between the Gourmet Kitchen and the Formal Dining Room and is lit by six ceiling can lights, undercabinet lighting, and three double hung windows with a custom carved valence.  The room features a built in Sub-Zero Ice Maker, an Electrolux stainless steel dishwasher with Stainless Steel Tub & hidden controls, a Kohler Stainless Steel undermount bowl sink with a Kohler single-handle pull-down sprayer kitchen faucet and In-Sink-Erator garbage disposal built into premium Elmwood custom inset frame single bead cabinets, and  hand-crafted, solid hardwood, hand-sanded dovetailed drawers with CLIP top BLUMOTION "soft-close" hinge and drawer hardware including base and wall cabinets, a built in wine  rack, in-cabinet trash & recycle bins, and a full height pantry cabinet.  The base cabinets are topped with 26 sq ft of leathered granite counter-top & backsplash, and the porcelain floor tile is heated with an in floor hydronic radiant heat system.​

Servant Wing:  Utility Room / 1st Floor Laundry Room

A Utility Room is conveniently located between the Mud Room, Butler Kitchen and the Great Room with access via three lockable doors with Schlage aged bronze​ hardware.  This multipurpose room is lit by six ceiling can lights and three double hung windows, and contains a 6 ft lighted utility/coat closet, a 42" wall hung storage cabinet, a laundry tub with pull out sprayer, and porcelain floor tile with an in floor hydronic radiant heat system.  The room can be used as a 2nd laundry room using the installed hookups for a washer and dryer including plumbing and 240V AC.

 The servant's back stairs provide access to all four levels of Melmar including the basement.  Access to the main living areas on all levels of Melmar can be locked off from the servant's staircase via deadbolts installed on solid wood doors.  The 2nd floor includes a "foyer" area that includes a large storage closet and provides access to the South Wing 2nd floor Gym and Laundry Room, the West Wing 2nd floor hallway, as well as the back stairs up to the 3rd floor and down to the 1st floor.

​The Melmar Movie Theater contains multiple areas including a 17+ seat movie theater, a concession stand, and a music/gaming area and features 11 ft ceilings, 5 pairs of vintage glass French doors with 3 leading to the outdoor covered mahogany West Portico, and 2 sets leading to the Throne Room, black velvet black-out curtains cover the exterior and interior glass French doors, intricate solid wood 6in door & window moldings, crown molding, as well as custom ornamental horsehair plaster ceiling rope trim & multiple ceiling medallions, and hardwood floors​​​

The Concession stand includes a 85ow 3-gallon capacity popcorn machine, 90 can refrigerator for canned/bottled drinks, 3 shelf candy cabinet w/sliding glass doors​​, and a 32 clip rack for bagged snacks

East Wing 1F:  Melmar Tavern

​The Melmar Tavern features an antique bar relocated from a local "castle", two bar height tavern tables, 8 barstools and contains multiple dedicated refrigerators and bar back tables for spirits, beer, soft drinks and mixers

Dr Richard Van Zeelust Mattison c0-founded Keasbey & Mattison Company that sold asbestos-related products on an international scale well into the 20th century, crowning the town now known as Ambler, Pa with the dubious title of “Asbestos Capital of the World.”  In 1890, he built "Lindenwold Castle" (top) ~and began development of ~400 homes to house his employees ranging from turreted detached mansions for executives; comfortable duplexes for superintendents; to row houses for factory workers.  In 1893, Dr Mattison's gifted one of the executive homes known as "Linden Gate" (bottom) to his son as a wedding present.

The antique mahogany bar in Melmar Tavern was relocated from Dr Mattison's "Lindenwold Castle" to his son's home "Linden Gate", before eventually finding its current home at "Melmar"

East Wing 1F:  Game / Music Room

The Game/Music Room includes a Luca Ferrari Collezione inlaid flip top gaming table with a roulette wheel, inlaid checkerboard, and felt card table, Marble Chess Set, a Dart Board, Nerf basketball hoop, a mini–putting green, and numerous board games as well as musical equipment including 40 guitars & basses, 30 Effects Pedals, 20 Amplifiers.  Note that there is a second Game Room, as well as a second Music Studio both on the 3rd level

Main Level:  West Wing

The West Wing of Melmar's Main Level includes the Formal Dining Room, and the Resolute Library/Lounge and features 11 foot ceilings, extensive custom decorative woodwork, and recently refinished premium vertical grain heart pine hardwood floors throughout

After entering the Resolute Library through a set of 8 ft tall solid wood four panel double entry doors, the room includes 11 ft ceilings, a wood burning fireplaces with marble surround, custom window treatments, crown molding, 7 1/2 inch baseboard molding, 6 inch door casing with rosette corners, hardwood floors, built in bookshelves with 60 linear ft of shelving, two built in display cabinets with glass doors, and features a replica of the White House Presidential "Resolute Desk" , accompanied by a vintage Duncan Phyfe Empire style sofa

The Duncan Phyfe Empire style sofa in the Resolute Library was relocated to Melmar from the estate of the founder of Grossi Steel, the largest fabricator and erector of structural steel in the metropolitan Philadelphia area.  The Metropolitan Museum of Art in New York City contains numerous Phyfe pieces including a Duncan Phyfe sofa

West Wing 1F:  Formal Dining Room

Melmar's Formal Dining Room can seat up to 40 guests and features 11 ft ceilings, two wood burning fireplaces with marble surrounds, eight vintage brass wall sconces, custom fabric valences & window treatments, solid wood chair railing & wainscoting, crown molding, 7 1/2 inch baseboard molding, 6 inch door, window and fireplace casing accented with rosettes and gold leaf trim, a 2-1/2 inch thick 8 ft tall sliding pocket door, a large built-in lighted China closet, hardwood floors, as well as a six panel glass exterior door with a decorative vintage leaded glass window pane that opens to the outdoor Dining Patio

The 20ft mahogany claw foot table comfortably accommodates 16 with ample space for multiple servers stationed behind a large buffet table and or bar station.  The existing table can accommodate 24 guests with the addition of table extensions and extra chairs.  Replacing the mahogany table with multiple round or rectangular banquet tables and chairs allows the Formal Dining Room to accommodate over 40 guests

2nd Level:  East Wing

The East Wing of the 2nd level is the Master Suite wing, featuring two custom archways each with a vintage leaded crystal chandelier and decorative woodwork, 9-foot ceilings, 9 1/2" baseboards, recently refinished premium vertical grain heart pine hardwood, Carrera marble, and porcelain floors, and two pairs of 18 panel glass French doors one leading to a 2nd floor covered portico, and the other a 2nd floor sun deck

East Wing 2F:  The Master Suite

The Master Suite occupies the entire East Wing with more than 1200 sq ft of interior living space plus access to another ~650 sq ft of second level outdoor space and consists of three main rooms, two bathrooms, a dressing room plus five additional closets and 60 linear ft of built in bookshelves, three fireplaces, and three chandeliers.  Rooms include the Master Bedroom, Master Sitting Room, Master Bathroom with separate toilet/bidet room and its own dedicated hot water heater, a walk-in Dressing Room plus five other closets, an Office with a deadbolt lockable solid wood entry door and its own personal bathroom, a ~500 sq ft covered outdoor portico, and a~150 sq ft outdoor sun porch.

​The Master Suite is accessed by passing through the first of two archways in the East Wing foyer each with vintage 1910 crystal chandeliers and intricate wood trim.  The foyer also includes a built-in 15 ft four shelf solid wood book/display case.

​Entry to the Master Bedroom is through a 1 1/2 in solid wood door updated with a smart Ring Doorbell/Camera and a keyless fingerprint and keypad activated door lock

  • The Master Dressing Room features a Custom built in California Walk-in Closet system including a double dresser with eight drawers with two overhead cabinets and undercabinet lighting, shoe shelves, purse shelves, hat shelves as well as both short and full length hanging sections, and a full-length wall mirror.

  • Plenty of light is availalbe from French Doors that provide access to an outdoor sun porch, a double hung window three recessed ceiling lights, and its own chandelier

  • The room also includes an additional "His" closet and a utility closet housing the dedicated master bath hot water heater.

The West Wing of the 2nd level is the Guest wing, featuring two custom archways each with a vintage leaded crystal chandelier and decorative woodwork, 9-foot ceilings, 9 1/2" baseboards, recently refinished premium vertical grain heart pine hardwood, basket weave marble, and porcelain floors, and three pairs of 18 panel glass French doors one leading to a 2nd floor covered portico, and the other two to a 2nd floor sun deck

West Wing 2F:  "Sunshine" Guest Suite

The ~300 sq ft Sunshine Suite has 9 ft ceilings, vintage hardwood floors, its own private bathroom, a fireplace, two closets, and featuring lot's of sunshine from two windows plus a pair of vintage glass French doors flanked by vintage 18 panel sidelight windows leading to a private Sun Deck

3rd Level:  The Fraternity

​The 3rd level is a guest room and entertaining area known as "The Fraternity", and can be accessed by two sets of stairs and includes six bedrooms/multipurpose rooms, two full bathrooms both with a separate dressing room, a large Game Room, two vintage arched glass doors with sidelights that lead to a large outdoor Sun Deck, a large walk-in storage closet, and recently refinished premium vertical grain heart pine hardwood floors throughout

The Fraternity Game Room includes a pool table, a Foos ball table, Xbox, Nintendo and gaming PC with racing simulator cockpit (seat, steering wheel & pedals) connected to a 65" TV and/or a 120" (10ft) Movie screen, as well as a large assortment of board games.  The room has loft area with a railing overlooking the Grand Stairway, as well as access to a large outdoor sun deck through a vintage decorative glass door with sidelights, access to a full height unfinished attic, and two ceiling fans

The Fraternity:  Bedrooms / Multipurpose Rooms

Melmar's 3rd level (aka The Fraternity) houses six bedrooms with four in the East Wing and two more in the West Wing

The Fraternity East Wing contains four bedrooms, and a full bathroom

Two of the bedrooms are currently utilized for other purposes, one being a dedicated Craft/Scrapbook/Wrapping room,

with the remaining two reserved as Guest Rooms

The Fraternity West Wing contains two bedrooms, a large walk-in storage closet, and a full bathroom

Both of the bedrooms are currently utilized for other purposes, one being a dedicated practice and recording Music Studio

Melmar's 3rd level (aka The Fraternity) houses two bathrooms, each with a private dressing area separated by a door from a private shower/toilet room, basketweave marble tile flooring, 2 ceiling light fixtures, 4 GFCI outlets, and 2 exhaust fans​
